| Retaining fee to search for a rental property is £425 including inspection and a short listed properties report payable in advance, plus when you have rented a property, one months rent payable on exchange of lease. |
Confirmation of Instructions
i) I authorise SELECT HOME FINDERS LIMITED to act on my behalf as sole agents to assist in searching for a property. In the event of a purchase, I agree to pay SELECT HOME FINDERS LIMITED a fee equal to the greater of 1.0% of the final purchase price; or 25% of the differential between the initial advertised asking price and the final discounted price negotiated payable on exchange of contracts.
ii) At the end of each six month (26 week) period, this agreement will be deemed to continue until terminated by either party in writing. At the end of each period, a further retaining fee may be required.
iii) If I decide to cancel or not to renew this agreement I acknowledge that SELECT HOME FINDERS LIMITED retain the right to make a charge to cover reasonable expenses, less the retaining fee.
iv) If I terminate the contract and I purchase a property originally introduced by SELECT HOME FINDERS LIMITED within six months (26 weeks) of the termination date, the full fee will apply.

TERMS OF BUSINESS
General: Any assignment is accepted on the basis that the final choice of property is the entire responsibility of the client. Furthermore, we take no responsibility whatsoever for the description of the property and in all cases must urge clients to undertake a most careful personal inspection as well as seeking professional advice as to structure, state of repair, valuation and legal title. Whilst we take every care in only introducing responsible and competent professional services, we cannot be held liable under any circumstances for any loss or claim howsoever arising by virtue of any work undertaken for clients by any other party including any party introduced by us.
Specific Exclusion: We shall not be liable for any claim howsoever arising in connection with suitability, value or structure of any property introduced by us. Whilst every care is taken that all advice given in relation to any property is accurate, such advice can only be by way of opinion for which we cannot accept any legal liability. Any claim by way of consequential damage arising out of any act of omission or commission by us is specifically excluded.
