HOW DO WE SEARCH?
For us to find the right property for you to purchase, we first and foremost establish your requirements. We will meet with you at your home or a convenient location (day, evening or weekend), where we will spend time discussing what you are looking to achieve and take a comprehensive search brief. Not just the location, type of property, price band, number of bedrooms but find out how you like to live, your life style etc. We look at schools, commuting distances and local amenities then using our experience and network of contacts we start an intensive search. We look at the quality of the property chain and the vendor’s own situation - one in five property sales fail before completion due to weaknesses in the property chain wasting valuable time and money.

ARE YOU ESTATE AGENTS?
Absolutely not… we are totally independent. Estate agents work solely for the vendor; this is a very important point. Estate agents do not work for you the BUYER.

WHY SHOULD I PAY YOU TO FIND ME A PROPERTY WHEN I CAN DO IT MYSELF?
Clients use us for a variety of reasons. We work exclusively for you as the buyer providing a totally independent and confidential service. Clients moving over a long distance in the UK or entering the UK from another country often do not have the time to spend continually searching and viewing properties. We offer a full relocation service, have access to many different types of property and provide invaluable local knowledge and a network of contacts, which could take years to acquire. HOW DO WE FIND THE PROPERTY?
Finding the right property in the right location takes a network of contacts and serious legwork. We contact Estate Agents in the area identified from your requirements. We have up to the minute information on properties currently on the market and those soon to be advertised which gives us access to property before it comes onto the open market. This gives our clients an advantage over the other buyers, as the best properties in any price range are commonly sold before the Estate Agents write up the sales particulars. Additionally we search the Internet and press, firstly for Agent advertised property and equally important privately advertised property and auctions.

WHY SHOULD ESTATE AGENTS WORK WITH US?
Estate Agents understand the buyers Select Home Finders put forward have already made a financial commitment to find their new home, so they know you are serious. Which gives you a considerable advantage over other buyers in the property market. There is no conflict of interest, we do not compete with Estate Agents, don’t forget Estate Agents only work for the seller the person paying them. Select Home Finders only work for you the buyer; we compliment the service they offer by providing genuine ‘hot buyers’.

ARE PROGRESS REPORTS PRODUCED WHILE YOU SEARCH?
Reports are regular while we continue our search to find the right property that meets your requirements. Finding your ideal home may take two weeks or two months, sometimes a little longer. You can be comforted to know that we are working hard moving your search on for you.

IS THE SERVICE CONFIDENTIAL?
Many clients wish to preserve their anonymity when buying a new home, this can be for privacy or security reasons. Whatever the reason, we maintain your anonymity by being the selling agents point of contact. We will not divulge your contact details to any vendors or agents without your prior consent.

WHAT ABOUT VIEWINGS?
We pre-view short listed property to produce a filtered short-list for discussion with you. With the vendors permission we will provide you with digital photographs, a report on the property, and the existing details from the agents. We can also provide a digital video service of the short-listed properties. All viewings are arranged at your convenience, day, evening or weekend. We would make sure we accompany you at all times, to discuss the pros and cons of each property and to continue to learn about your requirements during and after each viewing.

WHO NEGOTIATES THE PRICE OF THE PROPERTY?
If you would like to handle the negotiations yourself then we will be more than happy to advise you. However, if you require us to do so we will handle negotiations acting on your instructions and involve you at each stage of the negotiation process. We are experienced negotiators who understand the property market. We are not emotionally involved, so it is easier for us to negotiate from a position of strength.

CAN YOU ARRANGE FOR A SURVEY?
We can arrange for a survey on the property, recommending the best type of survey dependant on factors such as location, type and age of property. We will review and comment on the surveyor’s report.

WHAT IF WE ARE NOT FAMILIAR WITH THE AREA?
If you are not familiar with the area you intend moving to, we can arrange a familiarisation tour usually for the day showing key points of interest and local amenities in the area.

If you don’t have the time to spend on a familiarisation tour, we can provide information on the local area; this will include local schools and nurseries, local amenities, crime ratings and aerial photographs.

DO YOU KEEP IN CONTACT DURING THE PURCHASE PROCESS?
This is the most critical phase during a home purchase. We keep in close contact with all parties; this can mean daily calls to solicitors, vendors and estate agents making sure everyone is working towards the agreed completion date and you are kept informed of the progress being made.

WHAT HAPPENS IF I CHANGE MY MIND AND DECIDE NOT TO MOVE?
This happens on rare occasions and can be through a sudden and unexpected change in circumstances. In these situations we advise our clients they will have to meet any expenses incurred over and above the initial retainer fee.
